These terms set out the rules for using this website (Part A) and the conditions that apply when you book The Rock (Part B).
The Rock is operated by Master Key Destinations Pty Ltd (ABN 59 682 341 617) (we, us, our). By using this website or confirming a booking, you agree to these terms. Please read them carefully, particularly the sections on payment, cancellation, the wellness facilities and liability.
Part A — Website terms
Using this website
You may use this website to find out about The Rock, make enquiries and request viewings. You must not misuse the website, including by attempting to gain unauthorised access, interfering with its operation, submitting false or misleading information, sending spam or automated requests, or scraping its content.
Information on this website
We work to keep the information on this website accurate and up to date. Photographs and descriptions are a guide to the property. Furniture, styling, equipment and landscaping may change over time, and views and weather vary by season. Facilities described as "available on request" or "also available" are subject to availability and may involve an extra charge.
Prices, availability and offers shown or discussed are not a binding offer until confirmed in a written quote or booking confirmation.
Photographs and content
All content on this website, including photographs, video, text, logos and design, is owned by or licensed to us and is protected by copyright and other intellectual property laws. You must not copy, download, reproduce, republish or use any of it for commercial purposes without our written permission. You are welcome to share links to our pages.
Facilitators who have booked with us may request approved images to promote their retreat at The Rock. Please contact us and we will provide them with usage guidelines.
Enquiries
Sending an enquiry or viewing request does not create a booking or hold dates. Dates are only secured once a booking is confirmed under Part B. Information you send us is handled in line with our Privacy Policy.
Links to other websites
This website links to third-party sites such as Instagram. We do not control those sites and are not responsible for their content, availability or privacy practices.
Website availability
We do not guarantee that the website will always be available, uninterrupted or free of errors or viruses. To the extent permitted by law, we are not liable for any loss arising from your use of, or inability to use, this website.
Part B — Booking terms
In Part B, Hirer or you means the person or organisation that books the property, usually the facilitator or retreat organiser. Guests means everyone who attends or stays during the booking, including participants, staff, practitioners and visitors invited by the Hirer. Property means The Rock, including the house, studio, glamping tents, wellness facilities, grounds and parking, but not the caretaker’s separate private area.
Making a booking
- After you enquire, we will send you a written quote setting out the dates, guest numbers, price and any extra services.
- To accept, confirm in writing and pay the deposit. Your booking is confirmed when we receive the deposit and send you a booking confirmation. Until then, the dates are not held.
- The person making the booking must be at least 18 years old and authorised to accept these terms on behalf of the Hirer.
- Your booking is made up of these terms, our quote and the booking confirmation. If there is any inconsistency, the booking confirmation applies.
Prices and payment
- All prices are in Australian dollars. Your quote will show the nightly or day rate, cleaning fee and any extra services. If GST applies, it will be shown on your quote and invoice.
- Deposit: 30% of the total booking price is payable within 7 days of our deposit invoice to confirm your booking.
- Balance: the remaining balance is due 30 days before arrival. If you book within 30 days of arrival, the full amount is payable at the time of booking.
- Payment is by bank transfer to the account shown on your invoice, using the invoice number as the reference. Please confirm our bank details by phone before making your first payment, as we will never change them by email alone.
- If a payment is not received by its due date, we will remind you. If it is still not paid within 7 days of that reminder, we may cancel the booking and the cancellation terms below will apply as if you had cancelled.
- Extra services arranged during or after the booking, such as additional cleaning, practitioners, catering or equipment, will be invoiced separately and are payable within 14 days.
Security bond
We may ask for a refundable security bond, shown on your quote, payable with the balance. We will refund the bond within 7 days after departure, less any amounts needed to cover damage, missing items, excess cleaning or unpaid charges under these terms. We will give you an itemised list of any deductions.
Changes by you
- If you would like to change your dates, let us know in writing as early as possible. If you ask at least 30 days before arrival, we will move your booking once, free of charge, to new dates within 12 months of the original arrival date, subject to availability. Any difference in price for the new dates will apply.
- Changes requested later than this, or a second change, are treated as a cancellation of the original booking unless we agree otherwise.
- You may increase guest numbers up to the property's maximum with our approval and at the applicable rate. Reducing guest numbers does not reduce the booking price, because the Property is reserved exclusively for your group (see Your stay).
Cancellation by you
Cancellations must be made in writing to us. Because the Property is reserved exclusively for your group (see Your stay) and we turn away other enquiries for your dates, the following charges apply, calculated from the date we receive your written notice:

If you cancel less than 30 days before arrival and we are able to re-book the same dates, we will reduce your cancellation charge by the amount we receive from the new booking, less any reasonable costs of re-letting.
No refund is given for late arrival, early departure or unused facilities or services. We strongly recommend that facilitators hold event cancellation insurance and encourage their Guests to take out travel insurance.
Cancellation by us and events outside our control
- If we need to cancel your booking for a reason within our control, we will give you a full refund of all amounts paid, or new dates if you prefer.
- If your stay cannot go ahead because of an event outside either party's reasonable control, such as bushfire, flood, severe weather, road closure, loss of essential services, a pandemic or a government direction, we will offer you new dates within 12 months at no extra charge. If suitable dates cannot be agreed, we will refund all amounts paid, less any reasonable costs we have already incurred with third parties for your booking, which we will itemise.
- If part of the Property becomes unavailable before or during your stay, for example a facility needing urgent repair, we will tell you as soon as possible and agree a fair price reduction or other remedy with you.
- We may cancel a booking immediately if the Hirer or a Guest seriously breaches these terms, for example by endangering people or the Property. No refund applies where cancellation is due to a serious breach.
Your stay
- Check-in is from 2:00pm and check-out is by 10:00am, unless agreed otherwise in your booking confirmation. Day bookings run for the times shown on your confirmation.
- Exclusive use: the booked accommodation, facilities and designated grounds are reserved exclusively for your group during the booking period. An onsite caretaker resides in a separate private area, which is excluded from your booking, and remains available for assistance, maintenance and emergencies. Any necessary access to booked areas will be arranged with you in advance, except in an emergency. You may not sublet the Property or transfer the booking without our prior written consent.
- Guest numbers and additional attendees: overnight guest numbers must not exceed those stated in your booking confirmation. All attendees—including facilitators, day guests, visitors and service providers engaged by the Hirer—must be included in the booking confirmation or approved by us in writing before check-in.
If unauthorised people attend or approved numbers are exceeded, we may require the additional people to leave immediately. If the Hirer fails to comply promptly, or the breach creates a material safety risk or breaches the property’s lawful occupancy limits, we may cancel the booking, terminate the stay and require the Hirer and their group to vacate the Property.
- Access: we, or people working on our behalf, may need to enter the Property during your stay for emergencies, urgent repairs or agreed services. Except in an emergency, we will arrange this with you in advance and keep any disruption to a minimum.
- Security cameras operate at the entries and exits of the buildings and the parking area only. Please see our Privacy Policy.
- Wi-Fi is provided as a courtesy. Mobile coverage in the hinterland can vary and we cannot guarantee internet speed or availability.
Hirer responsibilities
As Hirer, you are responsible for your programme and your Guests during the booking. In particular, you agree to:
- make sure every Guest is told about and follows these terms, the house rules and any safety information we provide
- supervise your Guests and be contactable at all times during the booking
- hold the qualifications, registrations and licences required for the activities you run
- hold current public liability insurance of at least $10 million covering your activities at the Property (and professional indemnity insurance where relevant to your services), and give us a certificate of currency on request
- have your own terms, health screening and waivers in place with your participants, as appropriate for your programme
- tell us before arrival about anything that may affect safety, such as Guests with medical conditions or mobility needs that could be relevant to the Property
- supervise any Guests under 18 at all times. Children may only attend with our prior agreement.
- handle your participants' personal information in line with privacy law
House rules
- Smoking and vaping are not permitted inside any building or tent, or anywhere on the Property except in an area we have designated.
- Quiet hours are 10:00pm to 7:00am. The Property is in a rural residential area; please respect our neighbours at all times.
- Events: parties, weddings, public events, amplified outdoor music and commercial filming or photography are not permitted without our prior written approval. Personal photos and social media posts by your Guests are welcome.
- Pets are not permitted without our prior written approval. Assistance animals are welcome as required by law; please let us know in advance.
- Fire: the fire pit, BBQ and indoor fireplace must be supervised at all times and fully extinguished after use. The fire pit must not be used during a fire ban or when conditions are unsafe. Please check the local fire danger rating and any restrictions.
- Parking and vehicle movements: vehicles must be parked only in designated areas, which may include marked lawn areas. Please follow all parking signage and directions from the caretaker. Guest vehicle movements on the Property are restricted to arrival and departure, except in an emergency or with prior approval from the caretaker.
- Unlawful activity, including the use of illegal drugs, is not permitted on the Property. Alcohol must be consumed responsibly.
- Please leave the Property in a reasonably clean and tidy condition, with dishes washed, rubbish in the bins provided and any furniture moved returned to its place.
Wellness facilities and safety
The Property includes a Finnish sauna, hot and cold plunge, outdoor bath, outdoor shower, movement studio and, where available, a hyperbaric chamber and other equipment. These facilities can involve heat, cold, water, pressure and physical exertion, which carry risks.
- Guests use the wellness facilities and equipment voluntarily and must follow all signage, instructions and safety guidance we provide.
- Anyone who is pregnant, has a heart or blood pressure condition, respiratory condition, epilepsy, or any other medical condition, or who takes medication, should get medical advice before using the sauna, plunge, hyperbaric chamber or other heat and cold facilities.
- Do not use the sauna, plunge or bath after drinking alcohol or using substances that affect judgement, and never use them alone. Children must not use them unless directly supervised by an adult.
- The hyperbaric chamber may only be used after an induction and in line with the operating instructions, under the supervision of a person approved by us.
- The Hirer is responsible for the safe conduct of any classes, sessions or treatments it runs, and for making sure studio equipment is used correctly.
- The Property is in a natural bushland setting. Guests should take care on uneven ground, steps, decks and wet surfaces, and be aware of wildlife, including snakes and insects, and changing weather.
Damage and cleaning
- Please tell us straight away about any accident, damage, breakage or maintenance issue, so we can deal with it quickly and safely.
- The Hirer is responsible for loss or damage to the Property or its contents caused by the Hirer or its Guests, other than fair wear and tear. We may charge the reasonable cost of repair or replacement, deducted from the security bond or invoiced to you, with supporting details.
- The booking price includes a standard clean. Where the Property needs significantly more cleaning than normal, we may charge the reasonable extra cost.
Liability
- Your consumer rights. Our services come with guarantees that cannot be excluded under the Australian Consumer Law. Nothing in these terms excludes, restricts or modifies any right or remedy you have under the Australian Consumer Law or any other law that cannot lawfully be excluded.
- Subject to clause 1, and to the extent permitted by law, where our liability for failing to comply with a consumer guarantee can be limited, it is limited to supplying the services again or paying the cost of having them supplied again.
- Subject to clause 1, and to the extent permitted by law, we are not liable for any indirect or consequential loss, including loss of profit, revenue or opportunity, or for loss of or damage to personal belongings left at the Property, except to the extent caused by our negligence or breach of these terms.
- The Hirer indemnifies us against claims, losses and costs arising from the Hirer's programme, activities or services, or from a breach of these terms or a negligent or unlawful act by the Hirer or its Guests, except to the extent the claim, loss or cost was caused or contributed to by our negligence or breach of these terms.
Concerns during your stay
If anything is not right during your stay, please tell us straight away so we have the chance to fix it while you are here. If you have a concern after your stay, please contact us in writing and we will respond within 14 days.
General
- We handle personal information in line with our Privacy Policy.
- We may update these terms from time to time. Confirmed bookings are governed by the terms in place on the date of your booking confirmation.
- If any part of these terms is found to be invalid or unenforceable, the rest continues to apply.
- A failure or delay by either party to enforce a term is not a waiver of that term.
- These terms are governed by the laws of New South Wales, Australia. Both parties submit to the non-exclusive jurisdiction of the courts of New South Wales.
